Rockford ranked #2 on Realtor.com's Hottest Housing Markets list in 2025, 13 consecutive months running. Average sale prices hit a record $242,241 in September. Inventory dropped to 264 homes per month on average, down 92% from the 2008 peak. Homes are selling in under three weeks.

The $190,000 Question
The median home in Rockford sits around $178,000. In Roscoe, it's $370,000. Loves Park runs $217,000. Machesney Park, $240,000. Same county, wildly different values.
What drives the gap? School districts and flood risk are the two biggest factors. Harlem School District 122 carries the highest tax rate in Winnebago County at 6.72%, funding the schools that draw families to Machesney Park and Loves Park. Rockford School District 205 serves the city core. A home on one side of that district line can be worth thousands more than an identical home on the other side.
Flood Zones Matter Here
Keith Creek is the most flood-prone waterway in the Rockford area. In July 2024, flash floods damaged between 224 and 418 structures along the creek, roughly $3 million in damage. The City of Rockford expanded its voluntary buyout program afterward.
FEMA's updated flood maps (effective February 2016) showed that prior risk had been dramatically underestimated. Properties in designated Special Flood Hazard Areas along Keith Creek, the Rock River, and Madigan Creek near Perryville Road require federally mandated flood insurance if there's a mortgage. That affects buyer demand, market value, and comparable selection on every appraisal we do in the corridor.
Boone County Is About to Move
Stellantis announced a $600 million investment to reopen the Belvidere Assembly Plant, bringing roughly 3,300 jobs back online by 2027. Local realtors are already saying housing supply isn't adequate to meet the demand. Boone County's inventory is thin: some months, there are only 30 homes on the market across the entire county. If you own property in Belvidere, Poplar Grove, or surrounding Boone County, values are going to feel upward pressure. A professional appraisal now gives you a reliable baseline.
