A Market Where No Two Neighborhoods Are Alike

McHenry County's median home price sits around $350,000, but that number hides enormous range. Waterfront homes on Fox Lake and Pistakee Bay list around $794,000. Huntley's median is $391,000. The city of McHenry runs about $310,000. And the effective property tax rate, between 2.18% and 2.42%, is among the highest in Illinois. That combination of high values, high taxes, and wide variation makes accurate appraisals consequential.

Waterfront Properties Are Their Own Market

Chain O'Lakes waterfront homes in Fox Lake, along Pistakee Bay, and on the Fox River corridor through Johnsburg are the county's most complex appraisal assignments. The difference between direct water frontage with a deeded dock and a lake-view property with no water access can be $150,000 or more.

Comparable sales for waterfront properties are thin. Each appraisal requires adjustments for frontage footage, dock rights, channel versus open water access, seawall condition, FEMA flood zone status, and whether the property was built as a seasonal cottage or a year-round home. An appraiser from outside the area hasn't made these adjustments before. We have.

Huntley Is Growing Fast, and That Complicates Comparables

Huntley has five active residential subdivisions under construction, over 600 new homes in the pipeline, and a projected need for 1,358 additional units by 2032. Huntley High School rates 9 out of 10 on GreatSchools, making the district a top draw for families.

The appraisal challenge here is new construction. Builder concessions, interest rate buydowns, and upgrade packages inflate contract prices without reflecting true market value. Lenders know this and scrutinize appraisals that use builder comps without adjustment. We know which comparables are clean and which need correction.

School Districts, Metra, and the Tax Bill

Crystal Lake Elementary District 47 and CHSD 155 drive premiums in the eastern half of the county. Huntley's Consolidated SD 158 does the same. At the other end, Harvard CUSD 50 serves the rural west at a very different price point.

Metra's Union Pacific Northwest Line serves three stations in the county: Crystal Lake, Woodstock, and McHenry. Research shows homes within walking distance of a Metra station carry a measurable premium, up to $36,000 compared to homes further out.

The county's next general reassessment is in 2027, and the 2025 state equalization factor is 1.0000, meaning assessments are right at one-third of market value. Each township publishes on its own schedule: Dorr in July, McHenry Township in September, Nunda in October. Miss your township's 30-day window and you're locked out of the appeal for that cycle.
