When you submit an appraisal order, you have a choice most borrowers and loan officers do not realize they have. You can route it through an Appraisal Management Company, where it enters a queue, gets assigned to whoever accepts the fee, and comes back on whatever timeline that appraiser operates. The AMC model was built for scale, not for your deal. The company assigns appraisers by algorithm, not by local knowledge. That is a built-in safeguard that most borrowers never know exists.
For credit unions and portfolio lenders, you are not required to use an AMC. The NCUA and federal appraiser independence rules allow direct-order arrangements when the person placing the order is not involved in loan production.
