The Fox Valley's Price Gaps Are Real, and They're Our Job to Explain
Kane County's median home price rose 6.8% year over year, hitting $352,000 in spring 2025. But the county average is misleading. Geneva sits at $529,000. St. Charles is at $509,000 and selling in 17 days at 101% of list price. Carpentersville is $275,000. That's a quarter-million-dollar spread within the same county, and understanding why it exists is the difference between a defensible appraisal and a flawed one.
School Districts Drive the Gap
Geneva CUSD 304 ranks #33 in Illinois. St. Charles CUSD 303 carries an A+ rating. Batavia USD 101 ranks #34 statewide. Homes in these districts command significant premiums. Carpentersville, served primarily by a different district, sits at the other end of the price spectrum despite similar square footage and lot sizes.
School district boundaries don't follow municipal lines in the Fox Valley. A home half a block from a district boundary can be in a fundamentally different market than the house across the street. When we select comparable sales, we work within the same school district. When we can't, we make an explicit adjustment and document why.
The Fox River Creates Premium and Risk in the Same Corridor
Riverfront properties in Geneva's Historic District have sold between $875,000 and $1.3 million. The Fox River Trail, downtown walkability, and river access create lifestyle premiums that are real and documentable.
At the same time, FEMA has mapped extensive flood zones along the Fox River and its tributaries. Zone AE designations with base flood elevations, and Zone A along smaller tributaries, affect insurance requirements, buyer pools, and financing eligibility. Properties that have received a LOMA or LOMR-F, removing them from the flood zone, carry different risk profiles than those still in it. We check the current FEMA map before every river-adjacent appraisal.
The Western Corridor Is Still Writing Its Comparable History
Pingree Grove grew from 100 people to over 5,700 since 2004. Gilberts and Hampshire are following. The Randall Road widening project runs through 2027, and new-construction subdivisions along the corridor are selling to buyers priced out of Geneva and St. Charles.
The appraisal challenge here is limited comparable history. New subdivisions with builder concessions, rate buydowns, and upgrade packages inflate contract prices. Mixed municipality and township boundaries add complexity. We know which comparables are clean transactions and which need correction.
